New construction offers:

New homes the buyer has more involvement in the home style and materials. You have more input in the design, if you are willing to pay the price.

Pros: High energy efficiency with modern insulation and appliances, leading to lower utility bills. Lower initial maintenance costs, often with builder warranties.

Cons: Higher initial price per square foot ($450–$650+ vs. $150–$500+ for remodels). Often in newer, less mature neighborhoods with potential for construction delays. 

Best For: Buyers seeking energy efficiency, smart home technology, and zero immediate repairs.
